Report on finding a new location for Rose Beauty Company
Terms of reference
At the request of Managing Director, this report examines the possibility of finding a new location for a Rose Beauty Shop. The main purpose of this report is to provide sufficient data and information about the location to help to the company in the decision making process whether to open a shop at this new market or not. This report to the Managing Director is a collection of my findings about this new location. It is found in Zalakaros, called Hotel Karos Spa. The report was submitted by 3rd of May.
Findings
Access
Rose Beauty Company is concentrating on its customer’s needs and trying to satisfy them in the most sufficient environment. A wellnes hotel is a perfect location. First of all a wellnes hotel can provide different relaxing services for visitors, on the other hand a beauty store can offer more than services. It is a spiritual experience for guests. Zalakaros is located in the south-western part of Hungary amongst beautiful and tranquil settings. Hotel Karos Spa is in the heart of Zalakaros, in a Paradise garden. The area is surrounded by vineyards and fruit orchards, forests, grooves, gently sloping hills and fishing ponds all creating beautiful atmosphere. The diverse region offers several bicycle and trekking routes. Hotel Karos Spa can be reached easily by car on the motorway. Praking is free for every hotel guests and for those who use only the hotel’s services, but not staying there for nights. My research is based on to find a unique, popular place.
Footfall
Zalakaros is a tourist Paradise. The occupancy rate of hotels is increasing year by year especially in the Hotel Karos Spa. It is around 70%. The secret of popularity is the well-oraginsed sturcture. The 4-star superior Hotel Karos Spa in Zalakaros is a premier wellness, leisure and conference destination in Hungary. The hotel offers variety of exceptional accommodations, including spa superior double and family rooms, suites, special rooms for handicapped and allergic guests, rooms with connecting door. All the 221 individually air-conditioned rooms are stylishly furnished, equipped with bathtub or shower, WC, bidet, hair dryer, safe deposit box, direct-dial phone, satellite TV, mini-bar, Internet access and balcony. The hotel is wheelchair accessible and features special rooms designed for wheelchair use. The hotel pays attention to every type of guest. The aim is to refresh the body and the soul. Two main center offers a variety of treatments: Spa and Health Center & Harmony Spa-Wellness World. Furthermore there are conference and event facilities. Conference room and four smaller meeting rooms for conferences and private events. Hotel Karos Spa is a delightful retreat. Hungarian and international cuisine, low calorie and reform dishes, variety of beverages, drink bar, caf�, Green Cornet, grill garden, cocktail parties, pool parties. These features are important and attract people.
Size of property
All the different services of the Spa Medical and Health Center and the Harmony Spa Wellness World wellness, fitness, medical and Spa services – are available for guests in 4000 m2, who seeks leisure and regeneration. The hotel has improved a new area for treatments int he last few months. It could be a great opportunity to form a beauty store at this part of the hotel. The size of the property is big enough to design and operate our shop.
Competitors
Wellness is a good and useful way of living, but nearly everybody has a different opinion of it. The majority connects solely the beauty industry to the idea, but wellness is more than that; it is a lifestyle that considers the spiritual and material welfare as the most important factors of life. It is more than just not being sick – it involves mental and physical health, increased performance and fitness. This is the basic of the hotel’S structure. They built up an image which includes the perfect way of relaxing and refreshing. Every segment has only one general point: health. They provide the expected service level, but different services. That’s why it seems like there are a lot of competitors at this market, but on the other hand no one is competitor. Everybody has the same aim: satisfied customers. Those who look for exquisite skincare and luxurious pampering can find it at the Hotel’s ‘Harmony’ Spa-Wellness World. Thermal pool, adventure pool, heated indoor and outdoor swimming pool, children’s pool, whirlpool, Jacuzzi, saunas, bio-sauna, extra sauna for “pros”, sauna-steam, frigidarium, special bath massage are existed at this part. There are many treatments. Chocolate body treatment: the chocolate treatment pampers the body and the soul, awakens the senses. Thalassotherapy: wellness treatments by using active sea ingredients and special massage techniques. Sevices are very similar, but they show individually something unique and different, like Rose Beauty Company.

The only opportunity to operate a shop is to rent one part of the hotel. It costs around ………………

In the light of the above findings, it seems easy to introduce Rose Beauty Company at wellness hotel market. Our company’S structure, products, services have the same purpose , than other’s.
Recommandation
Based on the conclusion above, I strongly recommend bringing this company to Hotel Karos Spa, but I suggest preparing a detailed business plan with regarding the other fields of the company. To make an optimal decision the Board of Directors need to summarize all of the reports from the various departments. Afterward the collection and analysis of the reports, we have to convene a meeting with all of the managers to talk over the details of new locations and after that open the store. In addition I suggest checking continuously our customers’ satisfaction and coming up some extreme treatments as possible.
